Commercial Roofing Across the Kansas City Metro

True Grit Roofing protects commercial property throughout Johnson County and the greater KC metro — retail strips, office buildings, warehouses and industrial space along the K-10 corridor, churches, schools, and multi-family properties.

A commercial roof is an asset with a service life and a maintenance schedule, not just a lid on a building. We approach it that way: honest condition assessments, repair-versus-replace recommendations you can take to a budget meeting, and work scheduled around your operations rather than ours.

Licensed, insured, and certified by major manufacturers. Based in Lenexa, on call 24 hours a day.

A Leaking Commercial Roof Doesn’t Automatically Need to Be Replaced

Most commercial leaks come from a specific failure point — a split seam, a clogged drain, a loose flashing at a parapet wall, or a penetration around rooftop equipment. Before we recommend anything, we find the actual source.

Our process: Discovery → Inspection → Solution

  • Discovery. We start with what you’re seeing — where water shows up, when it started, and what’s already been tried.
  • Inspection. We get on the roof, trace the leak to its source, and document the condition of the whole system with photos.
  • Solution. We recommend what the roof actually needs — a repair, a restoration coating, a retrofit, or a full replacement — and explain why, in writing.

Systems We Install and Service

Different buildings need different systems. We’ll tell you which one fits your roof, your budget, and your building’s actual use — not which one we’d prefer to install.

TPO Roofing

A single-ply membrane with heat-welded seams, common on retail, office and warehouse roofs. We repair, re-flash and replace TPO systems.

EPDM (Rubber) Roofing

A synthetic rubber membrane used on low-slope roofs for decades. As EPDM ages, seams can separate and flashings can pull loose — we repair failed seams and replace EPDM roofs when repair no longer makes sense.

PVC Roofing

A heat-welded single-ply membrane that holds up well where grease, chemicals or equipment discharge reach the roof.

Modified Bitumen

A multi-ply asphalt-based system found on many older commercial buildings. We repair seams, blisters and flashing, and replace it when it’s at the end of its life.

Commercial Metal Roofing

Repair and replacement for commercial metal buildings — loose fasteners, failed lap seals and rust.

Silicone Roof Coatings & Restoration

A fluid-applied coating over an existing roof that’s aging but still sound. It can add years of service life without a tear-off.

Metal Roof Retrofit Systems

A new roof system installed over an existing metal roof, without tearing it off.

Beneath the surface: we install mechanically fastened and fully adhered systems, with polyiso insulation and cover boards matched to the building. We also provide commercial roof inspections, maintenance, and storm and hail damage assessments with documentation for insurance.

Coatings deserve a mention on their own. If your roof is aging but structurally sound, a restoration coating can add years of service life for a fraction of a replacement — and it’s the option most contractors won’t bring up, because replacement pays better. We’ll tell you when it’s the right call and when it’s throwing money at a roof that needs to come off.

Commercial Roof Problems We Fix

  • Leaking flat roof — leak investigation to find the actual entry point, not just the drip.
  • Membrane and seam repairs — including failed EPDM seams.
  • Clogged or failed roof drains — standing water adds weight and finds every weak spot.
  • Scupper repairs — undersized, rusted or poorly flashed scuppers that back water up onto the roof.
  • Parapet wall flashing — one of the most common sources of commercial leaks.
  • Pipe and roof penetration leaks — vents, conduit and anything else that passes through the roof.
  • HVAC curbs and rooftop units — curbs and equipment areas that take on water.
  • An aging roof — restore it with a coating, or replace it?

Repair, Restore, Retrofit or Replace?

Option When it makes sense
Repair The roof is in good overall shape and the problem is isolated — a seam, a drain, a flashing or a penetration.
Restore (silicone coating) The roof is aging but still watertight in most areas and the insulation is dry. A coating can extend its life without a tear-off.
Retrofit An existing metal roof is worn but the structure is sound — a new system can go over it.
Replace The membrane has reached the end of its life, the insulation is saturated, or repairs have stopped holding.

We’ll tell you which one fits your building and budget — even when it’s the least expensive option.

Questions about your commercial roof

Answers to the questions building owners and property managers ask us most.

Usually not. Most leaks come from a specific failure point — a seam, drain, flashing or penetration — and can be repaired. We inspect the whole system before recommending repair, restoration, a retrofit or replacement.
All three are single-ply membranes for low-slope roofs. TPO and PVC have heat-welded seams; EPDM is a rubber membrane with adhered seams. PVC holds up best where grease or chemicals reach the roof. We’ll recommend the right one for your building.
It can be, when the existing roof is still sound and the insulation underneath is dry — a coating can extend its life for much less than a replacement. If the roof is saturated or failing, a coating just covers up the problem, and we’ll tell you so.
Leaves, debris and loose roofing material collect at drains and scuppers, especially on roofs near trees. Ponding water around a drain can also mean the roof has settled or the drain sits too high. We clear it, find the cause and fix it.
At the details: seams, parapet wall flashings, drains, scuppers, pipe penetrations and HVAC curbs. That’s where we look first.
Yes. We schedule around your operations and keep you informed of the timeline so your doors stay open while we work.
